Floors Built for the Sunshine City
Epoxy flooring in St. Petersburg, FL has to cope with a lot of sun and a lot of water. Wikipedia credits the city with sunshine on an average of 361 days a year, and its 1991-2020 climate normals put yearly rainfall at 52.48 inches, with August the wettest month at 9.33 inches. Those two numbers shape nearly every floor we plan. A coating here has to keep its color under strong UV, stay grippy when a summer storm blows rain under the garage door, and bond to concrete that may be decades old. St. Petersburg Epoxy Flooring designs each garage, lanai, pool deck, shop and restaurant floor around those conditions, and we write the plan down before any work starts.
Older slabs mean more prep
Much of the city was built before 1970. Point2Homes, drawing on Census ACS estimates, lists 1969 as the median construction year for St. Petersburg homes, with about 22.6% of homes dating from the 1950s and roughly 9% from 1939 or earlier. A garage slab that age has usually collected oil drips, old paint, a sealer someone rolled on long ago and a few patched cracks. A coating is still possible on a slab like that; the prep just takes longer. Diamond grinding covers the full slab and its perimeter to reach clean, open concrete. Paint and failing sealers come off rather than being coated over, because a new epoxy floor coating holds only as well as whatever sits beneath it. Cracks, spalled edges near the door and low spots that hold water get filled and leveled first, so the finished floor sheds water toward the door instead of pooling.
Sunlight changes the material choice
Standard epoxy makes a tough, thick base coat, but HomeGuide scores epoxy only poor to fair on UV resistance and gives polyaspartic an excellent rating. In a city where garage doors stay open for much of the day and lanais face the afternoon sun, that gap shows up as yellowing and chalking on plain epoxy over time. Our usual answer is a layered system: an epoxy or polyaspartic base, a broadcast of vinyl flake if you want texture and color, and a UV-stable polyaspartic floor coating on top. For surfaces in full sun all day, such as pool decks and open patios, we lean toward lighter colors and products made for outdoor use, since dark, smooth finishes get hot underfoot and slick when wet.
Storms, surge and moisture in the slab
Hurricane Helene did not make landfall in Pinellas County, yet the National Hurricane Center recorded a storm tide of 6.31 feet above mean higher high water on the St. Petersburg tide gauge in September 2024, beating the 3.97-foot mark Hurricane Elena set in 1985. In October 2024, Hurricane Milton brought nearly 19 inches of rain to the city, with 5.09 inches falling in a single hour, according to Wikipedia's account of the storm. If your garage took on water, some of it may have been salty. Concrete that has soaked up floodwater can hold moisture and salts for a long time, and either one can lift a coating from underneath. That is why every estimate includes a moisture test. If a floor flooded, we also look for salt residue, rinse when needed and schedule coating only when readings say the slab is ready. If it will not dry enough, we recommend a moisture-tolerant primer and explain why.
A plan you can read before we start
We do not sell one system for every slab. A two-car garage that holds a boat trailer and a workbench needs a different build from a screened lanai or a brewery floor. During the visit we measure, test and walk the space with you, then put the following in writing:
- The system, every coat and whether it is a thin polyaspartic coat or a thicker epoxy build coat
- The prep: grinding, crack and joint repair, and any coating removal
- The finish: solid color, flake blend, metallic or quartz texture
- Timing for foot traffic, returning your belongings and parking the car
- The total price
Sizing up epoxy flooring contractors
If you are comparing epoxy flooring companies in St. Petersburg, a handful of questions sorts out most of the differences. How will the concrete be prepared: diamond grinding or an acid wash? Will they test the slab for moisture first? Which product goes on top, and does it hold up to UV? How many coats are in the system, and how thick is it? What happens if the air turns humid on install day? Careful epoxy floor installers answer those in writing. We put the answers in our quote, and we postpone a coat rather than apply it when temperature, humidity or dew point readings are off, because resin laid on a damp, cooling slab can blush, cloud or lose its grip.
What epoxy flooring cost looks like
National cost guides make a useful starting point. HomeGuide's survey prices an installed epoxy floor between $4 and $10 per square foot. On a two-car garage, that comes to roughly $1,600 to $5,800, and polyaspartic is listed at $5 to $12 per square foot. Decorative metallic work comes in at $5 to $12 per square foot in This Old House's guide, which prices patching from $25 to $250. HomeAdvisor notes that many contractors set a job minimum of $500 to $1,000. What moves a St. Petersburg floor within those ranges is mostly prep: grinding off old paint, filling cracks, handling a slab that flooded, plus the finish you pick. Each service page carries a fuller table. For your own floor, the quote we write after the visit sets the price.
Garages, lanais, kitchens and shop floors
Most of our work is residential: garage floor coating for daily drivers, golf carts, bikes and beach gear, along with lanais, patios and pool decks. We also handle commercial concrete floor coating. Wikipedia lists hospitals, Raymond James and Jabil among the city's largest private employers, and the businesses around them run kitchens, auto bays, salons, warehouses and taprooms. Those floors take hot water, cleaning chemicals and constant foot traffic, so we build them thicker and schedule the work in sections or after hours. If your slab has a problem no coating can fix, such as water coming in during every storm or a crack that keeps moving, you will hear that from us before any money changes hands.
Towns We Cover Around the Bay
St. Petersburg is home base, and we coat floors across Pinellas County. To the west that includes Gulfport, South Pasadena and the beach towns of St. Pete Beach, Treasure Island, Madeira Beach, Redington Shores and Indian Rocks Beach, plus Tierra Verde to the south. Inland we work in Kenneth City, Lealman, Pinellas Park, Seminole, Bay Pines, Largo, Belleair and Feather Sound. Farther north we cover Clearwater, Dunedin, Safety Harbor, Oldsmar, Palm Harbor, East Lake and Tarpon Springs. Conditions shift across that map. Barrier island homes and condos deal with salt air, sand and surge, and many need association sign-off. Mid-century neighborhoods closer to the city have older, often painted slabs. Towns farther north have more 1980s and 1990s homes with larger attached garages. Each town page explains what we have learned about floors there.

What should I budget to epoxy coat a floor in St. Petersburg?
Nationally, HomeGuide pegs an installed epoxy floor between $4 and $10 per square foot, roughly $1,600 to $5,800 for a two-car garage, while the same guide prices polyaspartic from $5 to $12 per square foot. Old paint removal, crack repair, a slab that flooded and a flake or metallic finish all move the price. We measure and test first, then give you one written number.
Where does epoxy flooring fall short in this climate?
Plain epoxy yellows in sunlight, takes longer to cure than polyaspartic, and gets slippery when wet if the finish is left smooth. It also fails when it is rolled onto unground or damp concrete. We deal with those by grinding, testing for moisture, adding texture and using a UV-stable topcoat wherever sun reaches the floor.
Is epoxy or polyaspartic better for a Florida garage?
For most garages here we use both: epoxy as a thick base and a polyaspartic floor coating on top for UV resistance. In HomeGuide's UV ratings, polyaspartic scores excellent and gives epoxy only a poor-to-fair mark. Polyaspartic also returns to service faster, often within a day or two.
My garage flooded during Helene or Milton. Can it still be coated?
Usually, yes, once the slab has dried. Floodwater, especially salty surge, can stay in concrete for a while and push a coating off from below. We take moisture readings, check for salt residue and tell you whether the floor is ready, needs more time or needs a moisture-tolerant primer.
When can I drive onto a newly coated floor?
The answer turns on the system and the weather. HomeGuide advises waiting 2 to 7 days before parking on epoxy; with polyaspartic, heavy vehicles can return after 24 to 48 hours. At the end of the job we give you foot-traffic, furniture and parking times for your own floor.
What brands of epoxy floor coating do you use?
We pick products for the job rather than pushing one brand everywhere. Your written quote names the manufacturer and product for each coat, so you can read the data sheets yourself before we start.
Do I need condo or HOA approval to coat my garage or lanai?
Some associations have rules about exterior work, colors or work hours, so check your documents or ask your manager. We can supply a written scope and product information for an approval request, and we will schedule around any limits they set.

Why Homeowners Call St. Petersburg Epoxy Flooring
A moisture reading before any resin
Every slab is tested at the estimate, and floors that flooded are also checked for salt, so the coating is not fighting the concrete from day one.
Topcoats chosen for the sun
Garages with the door up, lanais and pool decks get UV-stable polyaspartic or outdoor-rated finishes instead of plain epoxy that yellows.
Grinding, not shortcuts
We diamond grind wall to wall and repair cracks and spalled edges first, because adhesion depends on the concrete surface more than the product.
One written price
Your quote spells out the system, each layer, the prep and the full price. If anything has to change, you see it in writing and approve it first.
